Established in 1996, BDeL is an established family owned business with a proven history of understanding our customer's needs. Given our clients are dealing directly with the owners of the business, we offer a unique service where the management team has an intimate knowledge of all aspects of your property whilst continuing to offer a professional and personalised service.

We use local owner / operator tradespeople wherever possible.

Our fee structure is simple and straight forward, with minimal administration costs.

We operate throughout all suburbs of inner and outer Melbourne.

As Owners Corporation Manager It Is Our Responsibility To Ensure:

The Owners Corporation common areas are maintained to the highest standards

Conduct Annual Meetings as required by the Owners Corporation Act  and the Owners Corporation Regulations

Issue invoices for fees and receipt of all payments

Administer accounts, including debt collection

All legal requirements are met, including an up to date Owners Corporation Register

Rules and Regulations are adhered to by residents and owners

Compliance of insurance requirements

Process and manage insurance claims

Carry out regular property inspections

Ensuring all trades people carry their own public liability insurance.

    Our service and fee offering is unique to the industry.

    We provide an after-hours emergency service where clients can make contact directly with BDeL staff rather than an outsourced management company which can lead to unwarranted costs and a lack of understanding of the issue. The phone is maintained by BDeL staff allowing us to understand and manage the issue immediately given our knowledge of your property. 

    As the owners of the business, we are intimately involved in the day to day operations of the business whilst providing consistency of Management to your property. We are able to assist our clients immediately when issues arise providing on the spot advise and assistance rather than wait for a response from an unavailable Manager.

    An owner of the business will be in attendance at every AGM ensuring we have an intimate knowledge of your property, your owners and the issues you face.

    We offer a set cost for the work we perform.  We don’t charge for services such as making phone calls, sending mail, emailing work orders, organising minor maintenance works plus many other services.   This allows for a transparent cost structure with no hidden charges.
